Second Lottery Announced for Highlands at Kehalani

Highlands at Kehalani, in Wailuku, Maui has just announced its second lottery date. During this release, eight homes will be available for purchase. Six homes will be of the Plan 3 (Makani) and Plan 4 (Moana) two-story floor plans and two homes will be single-story, one Plan 2 (Anuenue) and one Plan 1 (Keola).

Lottery applications for the second release are due by Friday, December 7, 2018 by 4 pm.

The lottery will take place on Saturday, December 8, 2018 at 10 am.

Why a lottery?

Well, for one thing, a lottery prevents people from camping on the sidewalk. Yes, you heard that correctly, people have been known to wait in line day and night to reserve a new construction home. It’s not unheard of to camp for several days or even up to a week, as was demonstrated during the sale of Towne’s Kaimani at Kehalani in 2017. As a full-service Realtor, I’ve done my fair share of sleeping in a beach chair or on a cot on the sidewalk. The wait can sometimes turn into a party as people share food and talk to their potential new neighbors, but this is at the beginning of the line. Tensions can rise near the end of the line when the last person in line only has a choice of “take it or leave it.” What’s even worse is when someone near the front of the line buys more than one home and people who have been waiting on the sidewalk day and night get nothing. Parents have been known to buy homes for adult children as well as for themselves. It’s happened, I’ve seen it, and it’s not pretty.

How does it work?

With a lottery, all potential homeowners must be pre-qualified to purchase a home and must submit all proper documents and applications by the due date. All applicants are then entered into the lottery and chosen at random. The first applicant chosen gets first choice of homes in that release. The second applicant gets to choose from the remaining homes and so on until all homes are spoken for. If you pass on your chance to purchase a home for whatever reason, say the floor plan you want is no longer available, you can enter the next lottery for another chance.

How do I hold my reservation?

A $5,000 earnest money deposit and a signed contract will hold your reservation. The deposit will then be placed towards the cost of the home.
