A recent article at Realtor.com detailed some of the bad advice home sellers get from friends and acquaintances about home pricing. Good advice is priceless, bad advice can end up costing you thousands.
Here are a few reasons you should consult a Realtor:
1. “Nobody but you knows the care and attention you’ve put into your home and garden. So no one but you knows what it’s worth.”
Your home will only sell for what it’s worth. The market will determine the value.
2. “You’ve put so much money into improvements, you should add that amount to the sale price.”
You will see some return on the investment you’ve made to improve your home. However, there is no guarantee you will see all of it.
3. “You should price your home high, that way when the buyers come in low, you can get what you want.”
If you price your home high, buyers may not look at it at all. There will be other options that are priced correctly. Your home may sit unsold, stagnant. If this happens, there is a good chance it will sell for less than it would have had it been priced correctly at the outset.
4. “If you’re not in a hurry, you should price it higher so that you get a better offer.”
This strategy will close off potential buyers, and eventually, you will have to lower your price to market level to sell it. In some cases, you will end up accepting a lower offer than you would have to begin with.
5. “If you get a low ball offer, don’t negotiate, it’s insulting.”
Always counter. You never know what a buyer’s strategy might be. Take a chance, you may be glad you did.
