Kahana Ridge has been a desirable neighborhood for single-family homes in West Maui since the first homes in the subdivision were built in 1999. In the last several months, we are seeing just how desirable it is with the inventory moving quickly. In the past year, 9 properties have sold in this neighborhood and 7 of those have closed since December. Another 6 properties are currently pending. The only active property has been on the market for less than 4 months.

1. The Locale

It’s located between Kaanapali and Kapalua. Grocery stores, dining, shopping, local schools, and world-class beaches within 5-10 min drive. Approximately a 15-minute walk to Kahana Bay and Pohaku Beach Park (also known as S-Turns, popular surf spot, and barbeque area), along with a variety of shops and restaurants.

2. The Views

The Kahana Ridge subdivision sits on a hillside offering ocean views from many of the homes. Perfect for whale watching and rainbows in the winter and sunsets year-round.

3. The Neighborhood

It’s quiet and peaceful. Architectural design guidelines keep the neighborhood aesthetically pleasing. Three dog-friendly parks located throughout the neighborhood. The HOA fees are very reasonable at $160 per month. Lot sizes average between 6,000-8,000 sq ft, but some run above 10,000. Minimum home size is 1,380 sq ft.

4. The Breeze

Kahana is known for its constant cooling tradewinds. Quick showers are more common than further south, so you are sure to see beautiful rainbows, especially in the winter months.

5. The Trails

The subdivision backs up to vacant land that used to be pineapple fields. Not in use for quite some time, there are multitudes of paths that are great for walking and running. They allow for wide open space and panoramic views of the ocean and the West Maui Mountains.
