J1 or Home Inspection
After an offer is accepted, one of the very first things you’ll do is a J1 or Home Inspection. The home inspection is paid when the home inspection takes place. Usually, you can pay online or at the inspection.
Appraisal
Once the home inspection is accepted by all parties, the lender will order the appraisal. Sometimes the cost of the appraisal is rolled into the mortgage, and other times the appraisal will need to be paid upfront. Always speak with your lender to find out how the appraisal will be paid for.
Additional Fees
In Hawaii, when purchasing a home, the seller usually pays for the condo documents if there is an association, termite inspection, survey, or staking if it’s a single-family home and cleaning. Sometimes buyers pay for these fees as well. It depends on if the house is a foreclosure, lender sale, or if the seller has not agreed upon paying for these items. Always speak to your agent about these additions.
