December 2015 in West Maui real estate represented so much more than the words and pictures in this article could ever convey. I’m serious. Let’s face it, in a very sexy place (aka interesting and beautiful) like Maui, statistical real estate reporting is not the sexiest topic (interesting and beautiful) to ever write about. Heck for most, it’s not even a conversational public topic.

Real estate conversation (depending on the market) is like the weather…you talk about it when you’re bored, disinterested, or after you’ve exhausted politics and religion. OR?…you just really dig it 🙂
Good News
For you on the surface type of people, I have included some CliffNote points to wet your whistle; quick and easy allowing you to converse in most social circles the recent hot points of this West Maui real estate market. You can feel confident that none of this is speculative. It’s fact…it happened.
And for you roll up your sleeves, I’ve gotta have it all types, I have included complete details on every West Maui property sale and pending contract that went official in December (also fact), not to mention a sales volume report on 2015 not yet found anywhere else (or at least presented this way).

The December Headlines
39 properties were sold and 34 went pending in West Maui. Of the sold transactions, 8 were homes and 31 were condos. There were no land sales.
39 properties sold is one less than the previous month (November), however, 9 less than the last 12 months’ per/month average of 48. This was the lowest monthly total of the year besides January, which had 35.
The lowest sale of the month was $70K, while the highest was $4.6M (both were condos). There were 4 condo sales over $2M, and yet only 2 homes. Kaanapali had the most condo sales with 12, with Kapalua next in line with 5.
Of the 8 homes that sold, Lahaina dominated the volume scene with 5, 3 of which had a Front Street address resulting in an average sale price of $1.87M. No homes sold in Kaanapali or Kapalua. The other 3 were Launiupoko, Kahana, and Napili.
