The Big Island town of Waimea has over 80 homes for sale at this time with an average listing price of $535,810. In October, there were a total of 12 homes sold in Waimea with a healthy average sales price of $448,117. These are good numbers for both total sales and average sales price. There were two higher end sales at $1,200,000 and $850,000, as some high-end buyers favor the beauty of Waimea and the lifestyle found there.
Here is a look at October home sales in Waimea:
Dry side homes were the popular choice with only four sales on wet side Waimea in October. All four of these sales were for distressed properties—either short sales or bank owned REO’s. Interestingly, hardly any of the dry side homes were in this category—just two sales for distressed homes. Sales should continue at a good pace, as there are 26 homes in escrow at this time with a total of 12 homes being either a short sale or a REO.
I’ll be back next week to look at current inventory levels for homes for sale. I love the Big Island! Aloha.
