I just previewed several Dry Side Waimea homes – four homes all priced under $450,000, and all of them are in “move-in ready” condition.

Actually, one of the homes is even priced below $400,000. The homes are all in the Lualai Subdivison, an area that is one of Waimea’s most central locations for shopping and access to the many activities Waimea has to offer.

Is it a Good Time to Buy?
This is a great time to buy a resale home in the Lualai Subdivison as the developer is wrapping up the final homes being built in this phase. Why is this a good time to buy? When resale homes are competing with brand new homes, owners will usually have to discount their asking price to lure buyers away from the new construction. So, usually once the developer sales are done, owners of resale homes can raise their asking prices.

All four homes had many similarities – all were 4 bedroom homes with about 1,360 interior space built in 2004 to 2006 on smaller lots – either 5,000 or 7,500 sq.ft. The plan for these homes has the master bedroom downstairs with 3 bedrooms and a bath upstairs. The downstairs is an open plan for the kitchen and living room – complete with a fireplace for cooler Waimea nights.
