In looking at the current inventory of houses for sale in Waikoloa Village market, it is now officially a seller’s market!
That’s right, amazing as it sounds, the current inventory of homes for sale in Waikoloa Village is now at 5.4 months, which is a seller’s market. In real estate, the inventory of homes for sale has a dividing line at 6 months—over 6 months is a buyer’s market and under is a seller’s market.
Since I started tracking the inventory of homes for sale in Waikoloa Village, there has been a downard trend. Last month in April, the village stood at a 6 month inventory and was looking like it was going to cross the line into a seller’s market.
In the past 12 months, there have been 95 homes sold in the Waikoloa Village Market. Currently, there are only 43 homes listed for sale, making it a 5.4 month inventory of homes for sale in Waikoloa Village.
Priced at $349,950, (MLS# 244256) has bamboo flooring, an upgraded kitchen, and granite counters
Currently, the lowest priced home in Waikoloa is at $229,900, and the highest priced is at $629,000. There are only 8 homes left priced under $300K and only one home under $250K. There are 19 homes in escrow at this time and eight of these homes are priced under $250K, showing that this has been a popular price range for buyers in recent months.
Of the remaining homes in escrow, 5 are in the $300,000 range. With the $200,000 range homes disappearing from the Waikoloa inventory, it will be interesting to see what happens with buyers. Will buyers move up into the $300,000 range and keep the sales momentum going? Or, will the lack of inventory in the sub $300,000 range start to slow down the hot Waikoloa sales market? I’ll be keeping my eye on the market and report back to you next month.

Thank you for the Waikoloa Village update, Pat! I would not be surprised if the only house listed below $250,000 on Eha Ko Place will actually close below $200,000. I believe this place needs more than TLC:-) What do you think?

Pat; Great news for all of us homeowners in the Village. May the rising force of supply and demand find fairness for both the buyers and the sellers! I have a feeling Waikoloa Village is due for the “level phase” of our market trend for awhile.

@Catherine – You are up to date on the homes for sale in Waikoloa and know your pricing well. I’d have to agree with the price you think this home will sell for – we’ll have to wait to see what the buyer has to say it’s worth!
