“Can you grill on your own lanai in the Waikoloa Beach Resort?” It’s a question many people don’t think to ask when shopping for a condo in the resort market. There have been some new rules in a couple of the complexes that originally did not allow barbecues in the limited common elements (your lanai) due to insurance regulations and advanced manufactured grills.
If grilling on your own lanai is a “requirement” or at least a convenience you would like to factor in while searching for your piece of paradise, the list below will help in your wish list of features:
Waikoloa Beach Villas: Outdoor kitchens with grills, cabinetry, and sinks were upgrade options at the time of construction. If you are considering a unit that does not have one already, you can add the outdoor kitchen or at the very least a grill per the rules and regulations for this complex.
Kolea: Outdoor kitchens were included in all of the units throughout the complex, regardless of floor plan or size/price.
Halii Kai: You may grill on your own lanai rather than be confined to the common area grills, which are also available throughout the complex as well as at the pool and bar/grill area. This is one of the complexes that have changed their “no grilling on lanai” rule since their original development and rules. There are no outdoor kitchens built in, but you can have electric or propane grills on the lanais “so long as a fire extinguisher is present.”
Colony Villas: The Colony Villas do allow grills on the lanais under certain specifications and locations on the lanais. This is another of the complexes that have changed their initial rulings. They also have common area grills at both of the pool areas and on along the grass area throughout the complex.
The Shores: Gas and electric grills are allowed on the individual unit lanais. Originally, there were electric grills inside of bifold closet doors, but many have been replaced due to age and efficiency.
The Vistas: There is a BBQ Pavilion next to the pool for the complex. No grilling is allowed on the lanais.
Fairway Villas: The Fairway Villas have common areas near the pool for the units to share. There are no grills allowed on the lanais.

WBV only allows the original grills installed by the developer. No grills of any type may be added by any owner at any time. There are two grills near the pools for those units that did not have the original BBQ’s installed.
