The “ugly duckling” condo for sale at the Villages is heading to auction! Alas, no one was interested in submitting an offer even at the bargain price of $625,000! So…now the bank, who recently foreclosed, will try the auction route. I would expect someone will step up and pick this property up at a great value price..say $500K-$550K? (Yes, I would be happy to submit that offer pre-auction for you.)
Now, don’t get me wrong, it will still be sitting next to the Shops at Mauna Lani and you will still hear the hum of the air conditioners from Foodland, and the view from the master lanai will be Mauna Kea with the back of the grocery store, but somehow I have faith that the foresight will shine through, and it will again become a vacation rental in an investor’s portfolio. Remember, it is furnished too.
With the recent closing of the Alii single story floor plan with a pool directly on the golf course #734 (sold for $1,450,000 cash by Hawaii Life), and the pending sale of my buyer clients in Lehua #609, and the Alii model #730 pending as well.
That leaves four homes available at this time in the Villages:
Maile #608, which is a short sale priced at $885,000 (MLS# 225701), and the overpriced Lehua with a pool (MLS# 227600) at $1,395,000, the beautiful Alii with all of the upgrades adjacent to the pool (MLS# 241995) priced fairly at $1,198,000, and the ugly duckling #302 (MLS# 242131).

The point being of course that the recent closings on the Lehua floorplan have all been around $750,000…and at some price a buyer will feel the compensation for the location is adequate. Your guestimate of low $500,000s feels right to me. Hmmm perhaps I will show it tomorrow after all!
