I recently toured a sensitively curated oceanfront parcel near the town of Kapaau. Consisting of approximately 13 acres with two small hand-crafted residences, it is being offered for sale by the owners (their appraisals ranged from $1.5 to $2.2 million). You will not find it listed in the MLS or on any third party websites…and given the complexities of this property and sale, a buyer would likely want an experienced real estate broker on their side. The small rural “subdivision” known as Honopueo lacks paved roads, and no one has paid to bring the electric companyʻs lines to their homes. However, it does have both County and agricultural water available to the large acreage parcels. Bordered by gulches on both sides, the 13-acre parcel enjoys tremendous privacy. Across the gulch to the east is what I described as the landmark sale of 2017 — 247 acres sold to a single buyer to create a legacy holding. Across the gulch to the west is the boutique hotel Hawaii Island Retreat, where one might go for a massage or yoga class.

Most Kohala oceanfront parcels offered for sale are overgrown with grass and invasive species, perhaps at best grazed by cattle. One of the rare pluses of this property is that most of it is groomed, with a variety of agricultural activities including sheep, chickens, tilapia ponds, fruit trees, and two beautiful small homes, one of which has been used as a vacation rental.
In a rainy year like this one, there is even a seasonal waterfall visible on the adjacent property.
