A unique local consortium has put together packages of state-of-the-art energy-efficient homes paired with premium ocean view sites.
3.5 acres in Kohala Ranch (MLS# 237905), 10 minutes from the beach, waiting for your new house!
With the Big Island’s large variety of climates, we really should be a model for the rest of planet. We could be the green, energy-efficient model to show people how they can live well, yet not use all the resources of the earth.
This island is heavily owned by some of the most powerful people in the U.S. They have resources to give back to the planet, and if we could put some policies into play, and some money behind it, this could be a model for the country, for the planet, for all the people who use their products and services. These movers and shakers could give back to the people who support them.
A great way to do that is to choose homes and technologies that make it easier to lower energy consumption. I have new listing, a lot at Kohala Ranch (MLS# 237905), whose owners have put together a plan to build an energy efficient “smart home.”
What is a “smart home?” The developers spell it out at www.halekuleana.com. “Through use of smart design, sustainable interior and exterior materials, and water efficient landscaping (xeriscape), owners can lower their monthly recurring long-term life cycle costs conservatively in the 30% to 40% range. In addition, by minimizing volatile organic compounds (VOC’s) found in carpet glues, paints, insulation, etc., inhabitants can even live healthier and happier.”
And buyers give up nothing in terms of luxury and elegance of design. Case in point: plans for the development of this Kohala Ranch lot. This proposed 3300 sq. ft. of living space is situated on 3.5 acres within an exclusive gated community. The proposed open floor plan includes 4 bedrooms and 3.5 bathrooms. Design includes a pool, sustainable landscaping and irrigation and many other energy efficient features throughout. The new owners will select finishes and some amenities. With the team already in place, it can be built in 12 months. And, it is surprisingly affordable—very close to what you would invest in a regular house.
This is an exciting, yet solid, opportunity for people who might be wary of heading into “green” territory because of all the options and decisions to make about technologies. This project has already taken care of all aspects of design, materials and orientation. The plans have been put together and will be implemented by a hui of an architect, builders, and a professional alternative energy consultant.
So tell me if you’d like to learn how you can be part of a sustainable future.

It will take dedicated professionals like yourselves to move these important efforts forward for our Island. It is most definitely a continued learning experience and we must share this knowledge with proposed buyers. Buyers have a choice when exploring the purchase of an existing home today! They can either purchase existing dated energy inefficient homes (potential for energy retrofit upgrades) or can build a new smart home with many energy efficient features. Passive features which are designed into the construction of the home make a world of difference. Buyers in many cases do not take into consideration long term operating costs of owning a home in Hawaii. It is not as simple as purchasing an energy star appliance, which spells out the annual costs! Through your continued efforts, I believe we will move forward in a smarter way!! Thanks Jan, Katie, Annie and Julie for your continued efforts and support in these endeavors.

@Herb – exactly correct!! In fact, since there is no real “new” building happening on the island right now, it’s an amazing opportunity for someone to buy new – and buy SMART!
