Short sale is not short on service
Today my colleague Pam Deery and I successfully completed another short sale in Waikoloa Village. We’ve finally seen the light at the end of the tunnel for our clients, not only when we received bank approval, but also when we ended up being voluntarily part of the moving out day! Realtors, movers, cleaners—we’ve done it all.
We are so proud of what we’ve done from start to finish. Our solid teamwork helped us in getting the listing, accepting the highest net proceeds to minimize our client’s loss, negotiating with 2 lien holders, and finally closing a transaction with satisfied sellers and buyers—and lending a hand with loading trucks and vacuuming floors.
Our sellers kept some of their personal property, sold some to friends, or even to helpers, and gave some to charity such as Habitat for Humanity. A short sale is sold in “as-is” condition, but in despite of the long emotional roller coaster during these last few months, we acknowledged the responsibility of our sellers to clean the home. Some would have been glad to get rid of their home, and not cared about who bought it.
It is understandable after moving all day our sellers were too tired to spend a lot of time cleaning. Hiring a cleaning service would have been an excellent solution, but with their situation we all made an effort to leave the house in essentially the same condition as it was when the offer was accepted.
In essence, leave the house in the condition that you would like to find your new home. Remember, the new home owners might receive some of your mail by mistake, or packages over the holidays. It is a good idea to stay on pleasant terms with the new buyers; And it is also the right thing to do, short sale or not.

Aloha ladies… I’m so impressed with your commitment to your clients. Unless they’ve been through it, most people have no idea the extraordinary effort, time and dedication it takes to close a short sale. To go the extra mile and help your clients pack, move and clean after you’ve already spent, what – 200 hours? more? – negotiating with the bank, just shows how dedicated you are to your craft and how oriented you are around people, not commission. Thanks for being a shining beacon of hope in what otherwise can be a very distressing situation.
