For all buyers looking for a perfect piece of paradise on the Big Island of Hawaii, I always suggest that you drive around the different areas and neighborhoods that you like, to make sure that you love the area’s weather first. Once you find the type of Hawaii weather that you like, then look for a property in that area.

Climate and rainfall are very important features that a buyer should evaluate to be able to enjoy the ultimate tropical island home of your dreams.

A couple questions I might ask buyers up front are, “So, what type of lifestyle do you enjoy?” and “What type of weather do you like…colder, warmer, dry, or wetland?” I believe a person who enjoys the area where they live will have a happier disposition about life in Hawaii, and therefore exude the true Spirit of Aloha. These questions help search for properties that may fit your needs better.

When someone says they like golf, outdoor sports, and watching the sunsets—I direct them to West Hawaii—in the areas of Kona, Keauhou, Kukio, Hualalai, Waikoloa, Mauna Lani, Mauna Kea, and the Gold Coast of South Kohala.

These areas have the best weather for the outdoor athlete who loves biking, walking, snorkeling, beaching, jogging, hiking, canoeing, diving, sunset sails, and all those fun outdoor lifestyles that Hawaii lovers are so fortunate to enjoy!

For those people who love farming, or living off-the-grid, sustainable living-type interests, I’ve found that North Hawaii, especially in the areas of Hawi, Kapaau, Waimea, Honoka’a, Paauilo, and Laupahoehoe areas, are beautiful climates for crops, natural energy opportunities, and fertile soil.

With Waimea and Hilo being nestled on this side of the island, it makes these areas perfect to sell their produce at the farmer’s markets, and agricultural tourism as people love to venture into the foothills of Hawaii for a wonderful tropical experience!

And for those who love the rain and the forest, the birds, and the trees…I would search the Volcano area if the feeling of a small country town peeks your interest, and Kaloko if they like being near Costco, and closer to modern conveniences.
