Selling Advice

Preparing Your Property For Sale

If you are thinking about selling your home, it’s important to remember that there are ways to prepare your home for sale so that you can get the highest value that you can for your home. Working with a top agent is essential to the steps that need to be taken so that you can identify the areas to work on. An experienced agent may have the network and connections to some excellent vendors from stagers to landscapers. Here are some quick things to keep in mind that are important to the first impression that a buyer sees when they tour your home or view photographs online.

Curb Appeal

This is extremely important and part of a good first impression. If the exterior of your home has wood rot or peeling paint, these are signs to consider painting the exterior. Clear any debris in the yard, mow the lawn and flowers at the entrance make a big difference!

Complete Repairs

If there are any items that are in the process of repair now is the time to complete them. Fix doors that do not close properly, replace burned-out light bulbs or missing smoke detectors. Ensure that all the electrical & plumbing items are working correctly. Keep in mind that once a property is in escrow, a buyer will most likely conduct a professional home inspection to detect any items in the home that are not working.

Deep Cleaning

You can hire a professional to do this for you, but a thorough cleaning is something that Buyers notice immediately and is important so don’t forget to dust, clean carpets and wipe things down so that Buyers can envision themselves in the home.

Depersonalize and Declutter

Pack up personal photographs, family heirlooms or anything that you don’t want to sell. Buyers can’t see past personal artifacts, and you don’t want them to be distracted. You want buyers to imagine themselves in the home. You want buyers to say, “I can see myself living here.”

Staging

Arrange furniture back into its place and put out cushions for proper staging. Move furniture and interior décor pieces around in a practical & aesthetically pleasing arrangement. Sometimes hiring a great staging company can help your home to sell quickly and bring top dollar!
