With the rising cost of homes for sale on Kauai, and a lack of newer construction inventory, it may be worth considering building your own home in one of Kauai’s neighborhoods with vacant lots for sale. And what is not to love about the Poipu neighborhood? Plenty of sunshine, a laid-back lifestyle, and a quiet, small-town country feel, and an abundance of rainbows. South shore beaches boast fabulous snorkeling, prime turtle and whale watching and multiple surf spots. I may be partial—the south shore happens to be my neighborhood as well. I would not trade my big-city days for my peaceful existence in this little slice of paradise. But, if you want an energy efficient home with modern amenities, perhaps building is a good option for you. There are some great Poipu neighborhoods with vacant lots for sale.
Poipu Beach is a very popular area for tourists and a great place to live. It is on the sunny and “dry” side of the island.
Poipu Beach Estates
Featuring large lots, including some with views of the ocean, and within walking distance of Poipu Beach and The Shops at Kukui’ula, Poipu Beach Estates is attractive for many reasons. Local resident Terry Kamen lives in Poipu Beach Estates. He transplanted to Kauai 45 years ago from New York City, citing the weather and people that live here as his main reasons for relocating.
“The natural beauty brings out the best in people, it is a wonderful thing to see when newly moved individuals embrace the Aloha lifestyle, adopting Kauai’s easy relaxed lifestyle.” I asked him what he likes most about living in Poipu Beach Estates, and he said, “Poipu Beach Estates’ location is superb. The subdivision is within walking distance of the beaches of Poipu, Golf Course, Tennis, Shopping with a plethora of great restaurants at all price ranges. You can walk on sidewalks or large shoulders along almost all Poipu roadways.” He also added, “There is a spectacular hike past the Grand Hyatt along the coastline; where you can see turtles, dolphins and in the winter time the Humpback Whales. Our weather is some of the finest in the world. Low rainfall and mostly sunny. Our beaches are safe for year-round swimming. Even during large swells, Poipu Beach is a protected place for kids to play in the ocean. With two shopping centers, over 20 restaurants, a 20-minute drive to Costco, Home Depot, Safeway and the airport, Poipu Beach Estates is simply terrific.”
I think one of the best things about this neighborhood is its location in the VDA zone. There is enough room to build an ohana and rent it out to vacationers for extra income, if you so desire. Or, just have extra space for all of the guests you will be sure to have on Kauai. But if you are interested in building your own custom home in this neighborhood, you better act quickly. In the past year, 15 lots have sold, ranging in price from $370,000 – $495,000. The median sales price was $420,000. There is one currently in escrow, listed for $525,000. There are only 2 lots available on the market currently, listed for $459,000 and $699,000.
The entry into Poipu Beach Estates
Wainani
One of Poipu’s newer neighborhoods, which is ideally located within close proximity of beaches, shopping, fine dining, tennis, golfing at the adjacent Kiahuna Golf Course is Wainani. Emerald Homes, the luxury division of DR Horton, has taken a lead on development of the neighborhood. Floor plans and lots were designed with low-maintenance living, graceful indoor and outdoor entertaining in mind. Outdoor showers, oversized covered lanais and air conditioning are a few luxuries that come to mind. There are a total of 83 lots in the neighborhood, sized between 8,000 and 12,000 square feet. Though DR Horton took the lead on developing, with three different floorplans to choose from, there are now vacant lots for sale, making your dream of a custom home with limitless options a possibility. All lots were designed with views of the 4th, 5th or 6th fairway of the Kiahuna Golf Course. At the time of this blog post, there are currently 4 vacant lots for sale, ranging in price from $300,000 to $425,000. There are 5 vacant lots in escrow, priced between $295,000 and $400,000. 9 vacant lots have sold in the past year, ranging in price from $275,000 to $420,000. The average days on market for active lot listings is 45, and for sold listings, the average days on market was 94.

Poipu Aina
Abutting the base of the historical Koloa Sugar Mill, with picturesque views of the Pacific Ocean, mountains and rolling fields, lies the stately neighborhood of Poipu Aina. All of the plantation-style homes are situated on large parcels of land, ranging from 1 to just under 3 acres. There are 17 lots total, 7 of which are sold. The one-street development is lined with palm trees and white equestrian perimeter fencing, lending to a uniquely Kauaian feel. There are currently 5 lots for sale, priced from $600,000 to $660,000. The median price of a vacant lot for sale in Poipu Aina is $630,000, and the median days on market is 684. There is currently one lot that is pending sale, which had a list price of $660,000. Two lots have sold in the past year, for $535,000 (2.96 acres) and $575,000 (2.43 acres), respectively.

Poipu Country Estates
Just across the street from Poipu Aina lies the idyllic development of Poipu Country Estates. With only 5 lots total, it is the quintessential horse-lover’s paradise. There are currently 3 lots available for sale. A 1.85 acre lot is priced at $599,000, a 1.87 acre lot is priced at $630,000 and a 3.93 acres lot is priced at $710,000. Surrounded by rolling grassy fields, the ocean (makai) to the south and mountains (mauka) to the north, it is truly a small slice of paradise. There have been no sales in the past year to report.
The Koloa Estates
Tucked away behind a lava rock wall on Poipu Beach Road, you’ll find the lovely Koloa Estates. Boasting lots sized at 1/2 or more, this was one of Poipu Beach’s original luxury housing developments of recent years. Lots are framed around three cul-de-sacs, offering light traffic flow and making it walking and biking-friendly. It is conveniently located close to the best of Poipu Beaches and just down the road from the renowned Kukui’ula Shopping Center. The neighborhood has a total of 30 lots in the development. A majority of the lots have been built out with homes, but there are a few left, including 6 currently for sale. Available lots range in price from $330,000 to $799,000, and range from 10,672 sq ft to 30,623 sq ft, respectively. There have been no lot sales in the past year.
Kukui’ula
One of the largest developments on the south shore of Kauai is the acclaimed Kukui’ula. Part of ownership at Kukui’ula requires membership to The Club at Kukui’ula, which has amazing amenities including world-class golf, boat trips and excursions, spa and fitness classes, a full-service restaurant and many social events for connecting residents. You can only be a member if you are an owner of a lot or residence inside the Kukui’ula Development. Some owners in The Koloa Estates have the right to membership, but those rights will not be able to transfer to future owners. When you consider some of the other private clubs throughout Hawaii, Kukui’ula is actually a great deal in comparison for what you get. It was originally designed to be sold only as vacant lots, but the developers decided to embark on “spec” homes to give people an idea about what can be done at Kukui’ula. The homes that are in existence are works of art. This is the place to buy a lot if you want exclusive access to The Club at Kukui’ula, the farm garden, golf course and walking trails, and to be surrounded by finely built custom homes and artful landscaping. There are also oceanfront lots available in Kukui’ula, which is rare to find on the island of Kauai. 17 currently available lots range in price from $499,000 to $4,874,450 and in size from .22 acre – 1.03 acre. The median price is $999,999. There are currently 3 lots in escrow, which were priced at $600,000, $775,000 and $1,875,000.
