The inventory of ocean view homes on acreage for sale in the part of North Kohala from Puakea Bay Ranch near the town of Hawi, to the end of the road past the town of Kapaau, is at a very low level.
As of this moment, there are only seven active listings with a home on at least three acres. Only ONE of these is listed under $1 million; the next lowest priced listing is $1,750,000! No wonder parcels of raw land are selling again in Kohala.

Two Oceanfront Estates For Sale in Kohala
The two highest priced listings are both homes on oceanfront acreage, both of which I’ve written about extensively in the past. The oceanfront home at Puakea Bay Ranch listed for $13,750,000 (MLS# 232548) has surprisingly not sold yet, despite a number of serious buyers circling. This home is closer to the ocean than one could build today, and has plenty of land behind for equestrian facilities, or just privacy.
The other oceanfront listing in Niulii is a big contrast in several ways: larger acreage, in the lush, greener part of Kohala near Pololu Valley rather than in the dry climate of Puakea Bay Ranch, and a situation where only the “ohana” (secondary house) is built so the new owner has the option to create their own vision…or just enjoy the lower maintenance costs of a much smaller home.
The 73 acres with a 3,099 sq. ft. contemporary residence, built at the top of the several parcels, is listed for $7,200,000 (MLS# 254131).
Ocean View Homes on Acreage Under $2 Million
There are three ocean view (but not oceanfront) listings in the $1-2 million range for homes on at least 3 acres in Kohala. Two are listed at $1,750,000; one is listed at $1,845,000 with nine acres, or $2,595,000 including the adjacent six-acre parcel that is also offered separately for sale.
New Listing Near Hawi
Let’s start with the one of the three that is agriculturally zoned, but not currently in agricultural production.

A new listing on 7.78 acres near Hawi is attracting attention as it is a rare property in several ways. First, there is the location. To the west of the town of Hawi, and at the end of a short country road, this property sits up on a hill with the main home oriented directly towards the Maui view.
The parcel abuts hundreds of acres owned by Kamehameha Schools on the “view” side, so only the occasional grazing cattle appear in your ocean view plane. There are buyers who prefer to be outside of gated communities, but with enough land for gardens or horses. This property fits the bill.
Second, would be the multiple homes and other structures on the property. The main house of 2,338 sq. ft. has three bedrooms, each with its own bath. Designed by the architect known for the Lodge at Koele on the island of Lana’i, this home has a similar feeling…not quite plantation, not quite up-country ranch, but comfortable for the neighborhood and comfortable for its residents. This house is connected by a breezeway to the garage, and on the far side of the garage is a huge home office with bath, already set for the buyer who works remotely as so many of us do.
Near the entrance gate is another, more modest three bedroom home. Most buyers would consider the two homes in need of updating as they were built in 1988-1990, but that timing also means the landscaping is mature – and anyway this property is about privacy, location, and views.
Homes on Acreage with Orchards
Just a curve on the road from the oceanfront home at Niulii is a house of over 6,000 sq. ft. on almost 12 acres that has been on and off the market for several years. The pricing now seems right at $1,750,000. The property has an established citrus orchard covering nine acres; other features worth noting are a sweet guest/caretaker suite with separate entrance and a kitchen with all the bells and whistles.

Like many homes of this vintage, there are some interior design features that, in my opinion, are so old they look fresh again (like the lava rock wall, once a waterfall, gracing the stairway between the two levels).
Architecturally distinctive home on permaculture farm below Hawi (MLS# 254107)
Another Hawi property for sale, which I’ve written about in the past, is an active permaculture farm with near-ocean views from the home which has a high-quality construction modern European farm house design.
Offered both with and without the adjacent 6 acres, which is also completely planted (and with a number of small structures on it), I’m thinking that with over a year on market perhaps the seller would be open to offers. If the amount of agricultural activity on this property seems overwhelming to you, I can introduce you to qualified farmers who would be happy to contract for the production.
