New Construction Home in Wainani Estates – Big Island, Hawaii (Part 2)

This blog is a new construction status update on the custom home being built at 73-1212 Ikenanai Place in Wainani Estates on the Kona side of the Big Island. In the first blog, I wrote how dreaming about building a custom home/dream home is sometimes better as a dream, and how purchasing a custom home from a developer, like Blue, White & Gold LLC, might give you more time to work on your Hawaiian suntan.

As of my last blog, the interior framing was ready to be finished out with drywall. This is a really neat panoramic shot of the interior pre-drywall here.

Drywall Finish – It Makes a Difference

Don’t worry. Those large rectangular outlines in the photo below are supposed to be there. As of last week, the house has been drywalled and taped. In homes that are priced under $1M here in Kona, it is common to find an orange peel finish on the drywall. An orange peel finish is less expensive to apply because it hides any uneven surfaces in the drywall, especially in the areas where the drywall has been taped. Instead of the standard orange peel finish, this custom home will get a high-end, smooth finish.

Now For The Exterior

In Kona, the 3 most common exteriors found on homes are as follows:

1. T1-11 – Sold in sheets that are approximately 4ft x 8ft, these panels are a cost-effective way to add siding to a house. An example of a home with T1-11 siding is the listing below, located at 73-4339 Amaama St., priced at $525,000.

2. Stucco – Stucco is a mortar that is mixed out of cement, silica sand, and lime. It can be mixed with color to create a plethora of exterior aesthetic choices. An example of a house with Stucco siding is 75-5608-G Hienaloli Road, listed at $899,000.

3. Board and Batten – Those who may be familiar with a board and batten siding in the Mainland U.S. may think of a cottage. Here in Hawaii, this style of exterior is reminiscent of our plantation-era when sugar cane and pineapples were more valuable than topping off a Mai Tai at the local pau hana (after work) location. The larger boards that are overlaid with narrower battens provide aesthetic charm while standing up to be durable amidst our Hawaiian elements.
