A low down payment of 3.5% of the purchase price for buyers purchasing properties that fall within the qualification for FHA financing—most single family homes qualify, and some condo/townhouse projects do also. There are also no down payment loans for properties that fall within the USDA rural guidelines.
For those who have served our country in the military, there is, of course, the VA financing option requiring no down payment on just about any single family residence and select condo/townhouse projects. In Hawaii, the loan amount can be as much as $741,250. Kapolei is one of the nicer neighborhoods on Oahu to buy a single family home in the VA approved price range.
