Over the past 12 months, we have sold 29 properties at the Montage, Kapalua Bay, ranging from $2,695,000 to $13,295,000. Click here for sales details.

In talking with Montage Kapalua owners, they plan to hold their properties for their children, for estate planning or as legacy properties, and other owners don’t feel they can earn a better return via any other investment method.

Also, it’s nearly impossible to build a project like Montage again on Maui due to a lack of space and a recent moratorium on new hotel inventory passed by the Maui County Council, and lastly, we’ve been told that comparable construction costs make similar projects economically unfeasible for many developers.

For all of these reasons, our subjective opinion is values will hold and that 2203 represents a fair value, especially since it can be rented for income, and it already has significant rental revenue on the books for 2022. Ocean Dreams rents out for an average of $3,000 a night.
