Median Sales Price Increase for Kapaau and Hawi Town in North Kohala

Welcome to Historic Kohala Sign and Visitor Center

We are well into the last quarter with less than 2 months left in the year and things are looking up in Kapaau and Hawi Town. What will 2013 look like as far as the real estate market goes? Let’s look at last year (2011), per the MLS, there were 33 residential sales with a median sales price of $299,000.

To date per the MLS to 2012 shows 30 residential sales with a median sales price of $364,500, a 22% increase from last year! (Areas in statistical search are residential properties from Niulii to Puakea). Out of the 30 sales to date, 47% sold under $300,000. 

Active Listings in Kapaau & Hawi

Currently, there are 8 active listings in Kapaau and Hawi under $300,000 ranging from $229,000 to $299,000.

So, don’t wait too long to grab these deals. Looks like the market will be turning around in 2013!

If I bought one of the unimproved lots on the big island, not in a tourist area, nor where rich, rich Asians and Americans buy and live; just an ordinary ‘lot’, could I put a small, economy, pretty little house on it? OR, is everything in the big island zoned for mega-bucks-luxury homes? We’d build an do it ourselves. Tidy and clean. My husband is an engineer from New Zealand, and I am a retired housewife from Louisiana! Please reply if you do not mind? The lots are being advertised at $35k for 2 acres. Thank you for listening to one of the little people. We exist! Katy

Have you been on the Big Island? Are you familiar with the area? The reason why I’m asking is your question regarding if the zoning is for mega bucks luxury homes. There are little people (including me) who live here on the Big Island. There are both luxury and modest homes but the lots that you are inquiring about are probably on the Puna side of the Big Island. I can answer more questions if you want more specific information.
