Mauna Lani Point—the oceanfront community that was the second condominium property built at the Mauna Lani Resort—typically has half a dozen sales per year, mostly in the first half. This year has proven to be typical, but with prices up a little and days on market down. Mauna Lani Point is popular as a vacation rental destination as well as a second home property… and there are even a few owners who choose it as a primary residence in retirement.
Mauna Lani Point is an oceanfront condo community with views like these…
Six Mauna Lani Point Condos Sold YTD; One in Escrow
Six Mauna Lani Point condos have sold since the beginning of the year. At initial glance, the price range seems extreme, from a low of $618,000 to a high of $3,150,000. Prices depend on three factors: number of bedrooms, whether the view is of the ocean or mountains, and to a lesser extent the degree of updating, as these buildings were constructed in 1988.

Two one-bedroom units sold in 2017 for $635,000 and $670,000. There were no Mauna Lani Point one bedrooms sold in 2016, but in 2015 one sold for $980,000, because unlike the two sold this year, it had that oceanfront view.
Surprisingly, the lowest sale price for a Mauna Lani Point unit this year was a 2-bedroom. However, that best buy had no ocean view and needed renovations. It sold for $618,000, while the other 2-bedroom with a larger floor plan and ocean view across the golf course sold for more than double, $1,350,000.
Older bathroom in need of renovation would affect the price of Mauna Lani Point condo.
Similarly, the price range for the 1988 sq. ft. three-bedroom floorplan was large, with one sale at $2,300,000 and the other sale at $3,150,000. The top price was for one of the only two penthouse 3-bedrooms at Mauna Lani Point with that prime oceanfront location, wraparound lanai, and tasteful interior updates
