Mauna Kea Resort & Kohala Coast Q1 2025 Market Recap

Before we jump into the Q1 2025 numbers and market trends, I wanted to share some exciting updates on the $180M renovation project currently underway at Mauna Kea Resort.

Renovation Timeline

Renovations officially began on April 15, 2024, and full completion is expected in phases over the coming months. Phase Two will bring the addition of a brand-new destination spa, scheduled to open in 2026. This luxurious, wellness-focused retreat will offer 11 state-of-the-art treatment rooms and a full menu of services designed to support physical, mental, and emotional well-being.

Accommodations

Phase One renovations at Mauna Kea Beach Hotel are now complete, and the Main Tower has reopened following an extensive refresh of its guest rooms, suites, main lobby, retail shops, and the Mauna Kea Market. Work on remodeling of the Beach Wing began in February 2025 and is expected to take approximately 6–7 months.

Dining Updates

  • Number 3: Closed indefinitely during the multi-phase renovation.
  • Manta & Copper Bar: Renovations are now complete, and both venues are fully open for reservations.
  • Hau Tree: Open for service as an open-air restaurant, while its kitchen and bar areas undergo renovation.

Additional Updates

  • Resort Pools: The resort pool is currently being upgraded, with enhancements including an expanded chaise lounge area and a newly relocated jacuzzi. The new jacuzzi will offer a front-row view of Kauna‘oa Bay from its spot near the Family Pool. A new infinity-edge lap pool will also be added to the wellness center in front of the Main Tower.
  • Oceanfront Fitness Center: A new, state-of-the-art fitness center is on the way, designed to elevate the guest wellness experience with modern equipment and an energizing atmosphere.
  • Mauna Kea Golf Course: After closing on April 15, 2024, for significant upgrades to its fairways, greens, and bunkers, the course has now reopened.
  • Fitness Center: Access remains uninterrupted. Once the new Spa Wellness Center is complete, the fitness center will relocate to its new, upgraded space.

As we move through Q2 of 2025, the Hawai‘i Island $3M+ market, particularly along the Kohala Coast continues to show strength. The year began on solid footing, with activity in Q1 outpacing the start of the previous two years in key areas.

The median sold price for homes $3M and above jumped 35.5% year-over-year to $7.25M, a significant increase from $5.35M at the same time last year. Despite this upward pressure on pricing, the number of closed sales of $3M+ properties held steady at 23, indicating that buyer demand remained resilient, even as inventory grew nearly 20% year-over-year.

Homes are also moving faster: average days on market for $3M+ dropped from 81 to just 54, a 33% reduction, suggesting that well-priced properties are catching buyers’ attention quickly. Interestingly, the average sold price per square foot dipped slightly by 8.2%, which may point to larger homes trading or strategic pricing adjustments.

Heading deeper into Q2, we expect buyer interest to continue, especially for homes aligned with current market realities. Factors like interest rates and potential policy shifts may play a role, but so far, 2025 has kicked off with strong momentum.
