Distinctive Architecture: This is Not a Cookie-Cutter Resort Home
I donʻt use the words “architecturally unique” casually. Twenty years ago, this Mauna Kea Resort home appeared in the January 1997 issue of Architectural Digest magazine. In the article, the original owner is quoted as saying, “The whole idea is for you not to know if youʻre indoors or out,” which takes the concept of indoor-outdoor living to an elevated level. The main living areas of the home separate the guest wing from the master wing, and focus on the swimming pool, waterfall with jacuzzi, and poolside palapa bar, all with the ocean beyond.
I particularly like the way the architect opened up the home and used materials to give a true sense of place. Situated on the rim of the Mauna Kea Fairways North community, the lot offered not only big ocean and sunset views, but also distinctive views of the Kohala Mountains, Kawaihae Harbor with Maui and Haleakala across the channel to the northwest, and south along the Kohala Coast. Each of the guest suite bedrooms captures a different ocean and mountain view.
The most charming spot in the home may be the two-story guest room, with the lower level having a shower and tub envisioned as a stone grotto.
How Much Will the Mauna Kea Resort Home Sell for at Auction?
People often ask whether they can get a deal buying a luxury home at auction. Hawaiʻi Life and Concierge Auctions have collaborated on many luxury auctions, and although this is not our listing, I can say with some confidence the process seems to tell us the current market value of a property.
Currently listed at $6,850,000 (MLS# 299627), the Mauna Kea Fairways North property is being auctioned with no reserve price. The auction takes place on Saturday, May 20th and bidders can participate in person, by phone, or Internet. The pace of the auction is accommodating, as usually there are several real estate agents in the room with their clients on the phone, while the auction staff is in contact directly with unrepresented bidders.
It costs no more to get advice from a local knowledgeable broker. In any case, the winning buyer will pay a premium set at the greater of 12% of sales price or $175,000, and commissions and the costs of Concierge are paid out of that. Contact me if you want more information on the auction process, the home, how to save on the premium, or how much you should bid.
