Maui’s North Shore Oceanfront Market Update – September 2017

It’s been an exciting year for oceanfront real estate on Maui. Summer subsides and we prepare for the holidays and visitors coming in for a break from tough winters. Here’s a snapshot of Maui’s North Shore Oceanfront sales activity so far, this year.

There are currently 6 active listings at an average sales price of $5,423,333.

The stylish retreat at 72 Lae Place is a gem of a lot, just listed a couple of weeks ago on an acre of Kuau ocean frontage. The 1,380 sq. ft. small home expired back in 2015 at $6.395m and the sellers have spruced it up and are taking another shot at $6.9m. It’ll be interesting to see how this one pans out as it sat at this price for almost 3 years when listed for land value back in 2011.

621 & 639 Hana Highway is 3 dwellings on 2 lots and has characteristics all its own. Unique in design, these 2 oceanfront bungalows have been rebuilt and lovingly restored over the past 5 years. They’re furnished and completely finished out on the interiors. Subway tiles, marble counters, and tropical touches complete this paradise compound. A fresh option for the buyer looking for a tropical Kuau retreat with private quarters. Listed at $3.995m

The pending homes, one being my listing at 569 Hana Highway, is a large plantation style home on over an acre of frontage with its own personal fruit and floral orchard. This private estate home and lot has dynamic West Maui Mountain, Iao Valley, and Kanaha views. It started at almost $6m, and with a motivated seller, came down to $4.950m to nab a buyer within 7 months. We’re working on some final details through the escrow and this one should wrap soon. 476 Laulea Place is Pending, in Escrow since April of this year. It listed at $5.5m for 6 days before finding a buyer that jumped – QUICK. Licensed as a B & B, this investment provides the ultimate in luxury retreats for income generating property with documented profitability. Looking back on some epic oceanfront homes that have found new owners over the past 9 months, a few noteworthy ones, in particular, come to mind.

22 Wa’a Place was a sleek, executive estate with rich materials and an entertainers’ floorplan. It sat on over an acre and is over 10,000 s. ft. of living space, including a 2 bedroom ohana on a completely private, lava rock lined lot with gated entry. Rich materials and exquisite finishes were throughout the well thought out home, with the infinity pool as the centerpiece. It took a little over a year for the right buyer to come across and closed at $7m back in March.

600 Stable Road was another noteworthy sale, being listed for less than 6 months before going under contract. This was a custom designed home with stellar craftsmanship, impeccably designed for comfort and relaxation. A Hawaiian luxury estate with an Oriental flair on a meticulously manicured lot. Listed at $19.5m and closed at $16m just this week. This marks the record for the highest priced home sold on Maui this year. The 2nd came in at $15.5 on Makena Rd. and sold earlier this year.
