Because Mauna Kea Resort was the first to be developed along the Kohala Coast, most of the homes “makai” or ocean side of the highway were built decades ago. Newer residences and condos are either “mauka” or mountain side of the highway, or below it on the Hapuna side of the resort, meaning access is via the road that begins mountain side of the highway and goes under it to the Hapuna Prince Beach Hotel.
Most of the vacant lots for sale at Mauna Kea Resort are also on the mauka or the south (Hapuna) side of the resort.
The Hapuna Beach Resort or south side of Mauna Kea Resort has its own golf course and beach access.
2017 Vacant Lot Sales Concentrated on Hapuna Beach Resort Side
While there are 15 active listings for vacant lots at Mauna Kea Resort (not including bulk land for future subdivisions), only two lots sold in 2017. Both of them were on the side reached via the Hapuna Beach Resort entrance, and both were on the ocean side of the highway.
One of those was a lot I had listed in the High Bluffs at Mauna Kea, which sold for $585,900. The High Bluffs has only nine lots, with views over the Hapuna golf course to the south and over the Mauna Kea golf course to the north.

The other lot sold in 2017 was at Kaunaʻoa, listed for $4,000,000 and sold for $ 3,500,000.
Current Mauna Kea Lot Listings – Uplands, Hapuna and Fairways North
There are only two active listings for a buyer wanting to build a new home on the Mauna Kea Beach Hotel side of the Mauna Kea Resort, both at Mauna Kea Fairways North.

The majority of the lots listed for sale are in Kaunaʻoa, which is starting to shape up as a community of lovely contemporary homes with their own private amenities as well as the resort amenities. Altogether only 28 home sites were offered, and 20 paired villas built by the developer. The seven current listings are resales, with prices ranging from $1,000,000 (MLS 612217) to $5,600,000 for two consolidated lots totally over 2 acres (MLS 612343).
Ocean and mountain views from Hapuna Estates Lot 6, listed for $1,295,000 (MLS 610568)
The lots listed at Hapuna Estates are above the highway and have more distant ocean views or mountain views. Pricing is, therefore, more affordable than lots closer to the ocean with the four active listings priced from $795,000 to $1,295,000. There are three Hapuna Estate lots in escrow, and with an incentive offered to the first four purchasers of two years pre-paid dues and a one-year platinum Club at Mauna Kea membership, only one more lucky buyer qualifies.
