I just listed a home for sale in the Maliu Ridge subdivision of Hawi, North Kohala.

Maliu Ridge is not a gated community, but is considered an upscale location because of its underground utilities, street lights and CC&Rs.  Years ago the community voted to disband the Homeowners Association as most lots had been built upon, there are no shared services or amenities to require monthly or annual dues, and the function of reviewing architectural plans had pretty much ceased. Hence, it is what many buyers are looking for: nice homes on small acreage, most with ocean view, and a rural but not isolated community – and no association dues.

Maliu Ridge homes are set on 1-3 acre lots at about a 1300-1400ʻ elevation approximately two miles from Hawi town.

In this well established neighborhood it is not rare to find residents who have lived there for 15 or 20 years. The third active listing at Maliu Ridge has really unique architecture and the current owners have done a tasteful remodel of the interior and finishes. I have always been a fan of this home, but it does require a buyer who is not opposed to stairs as part of its charm is its multiple levels and spaces. Recent Sales Prices Consistent at Maliu Ridge

Seven homes have sold at Maliu Ridge over the past year, with fairly consistent pricing. Big ocean and sunset views will always command a premium, and Maliu Ridge II homes tend to have a west-facing views and sometimes views of Maui. Of the three current listings, all are in Maliu Ridge I (the first increment), and only my listing has much of an ocean view, which is to the north.
