I have to blog this great buy near Magic Sands Beach (MLS# 252007). It is 10 days on the market and is getting 2 or three showings a day. I have gotten 2 offers for it so far, but these buyers may lose out because they cannot understand that my seller is countering back at full price!

@Erik, The property went under contract today. But the seller would like a back up offer incase financing doesn’t go through. It is such a charming home with a super location!

I gambled that to sell this property without a local agent would delay the sale by months. The expectation that a local realtor would have all of the networking apparatus and connections in this very difficult market were the motives of my minimum selling price and waiting for the “right” representative of my interests. A few years ago this house was approaching $800,000.00 in market price, but I was not ever expecting to sell, so did not. Nevertheless, personal circumstances moved me to sell. I have had several agents in the past, and left the sale very unsatisfied with their manner of handling the transactions. I took a walk around White Sands area and found that there were several posted with the same named: Heidi White. That told me that there were several local sellers who entrusted Heidi with their sale. That has proved a wonderful hunch on my part, as she knew “how to read me,” and has brought a steady stream of potential buyers since. I could not be more pleased with her performance.

It is noon on Saturday. I have just returned from a routine walk down the road to the Magic Sands Beach. I noticed that the water level was very low, and the sand that covers the lava has retreated. I asked a man, who had parked his pickup along side the rail, eating his lunch, and watching the visitors, if he were local. He said yes, and then pointed out that he is a lifeguard, but at another beach area. During our discussion, he said that the sand retreats out about a quarter-of-a mile during the winter months, which exposes the lava underneath. Then in the spring, the heavy waves wash the sand back up, and onto the area to the sand that remained. Of course, this natural cycle has been going on for thousands of years. However, what the man also pointed out is that the history of the islands began here in the Kona area, and especially with King Kamahamaha bringing all of the islands under his authority. The man was born on Kauai, but moved to Kona about 15 years ago. The important point for visitors, (and there is an ever-growing number to Kailua-Kona, and White Sands-Magic Sands Beach), is that this is the choice of Kings of Hawaii since the very first. That knowledge makes a visit here especially important, over say, a visit to the other islands. Like King Kamahamaha, I, too, have visited all of the islands before we decided to buy here in this area, and it has been magic ever since! A warning, however: be exceedingly cautious about the force of the surf and waves.
