Luxury Living Wailea Makena Oceanfront Condominiums

Wailea, Makena offers some of the finest oceanfront properties in the world. Starting at the Mana Kai, located at Keawakapu Beach, and stretching south to Polo Beach, it is some of the finest beachfront real estate in Hawaii, maybe in the world. I had time to kill, so I walked on the Wailea Boardwalk. I wish I had my trunks on. It was a beautiful day, and the water was so inviting.

What’s so special about most of the oceanfront condos in Wailea is that they were built in the ’80s. So, if you look at the size of the acreage and beachfront footage, they offer more square feet of open space per condominium. Condominiums Like Wailea Ekahi, Wailea Elua, Wailea Point, and even Makena Surf have a bigger footprint. They offer more grounds, such as walking trails and more landscaped property. In the early days of Wailea development, there was plenty of available land, and the price of land and development costs were a lot cheaper. Move ahead in time, and you will find that with land price and availability, property values rose per acre, and building costs rose with time. So, while the new projects are unique and more expensive, they are tighter in acreage per square footage for each condo.

So, my point is that older projects offer excellent value. Many older condo developments have taken great care to maintain their quality. I would say they are more user-friendly, with open space and beach frontage.

Wailea Elua is located right next to the Andaz Hotel on Elua Beach. The Elua is an older but unique oceanfront condominium. More open space per square foot is what’s nice about older oceanfront developments. Wailea Elua has a beautiful pool area along Elua Beach’s oceanfront. Also, the manicured grounds are unrivaled for their natural beauty, offering sweeping oceanfront views from many condos.

  • Makena Surf hasn’t had any sales in the last six months, and no active listings exist. But I heard a rumor that a nice unit is coming on the market soon.

So there you go; that’s my opinion on what’s a good value for oceanfront condos in Wailea and Makena Maui. Don’t get me wrong—there are amazing oceanfront properties running up to $18,000,000. But that is another story for another day.
