It’s a great American tradition—land banking. Absolute fortunes have been created by buying and holding pre-developed land in the path of growth by people such as Donald Trump, Howard Hughes and Bob Hope. Are you next?
On Hawaii’s Big Island, there are still available many large—and small—tracts of land that are smack in the path of future development—and there recently seems to be renewed interest in purchasing this sort of property. In the Kohala Coast’s most upscale private resort, Kuki’o, there is now only one oceanfront parcel of land left to buy from the developer—at a rock bottom price of $4.5M. Lot #18 offers gorgeous ocean, mountain and Maui views—and is one of the few truly oceanfront parcels at this most exclusive of all exclusive residential clubs.
We’ve recently represented a buyer for the second-to-last oceanfront parcel at Kuki’o and can say this is some of the best, most exclusive land to be found along the entire Kohala Coastline. Not ready to landbank? Perhaps it’s time to buy a lot upon which to build your dream estate. In any event, if you’re looking for some Kuki’o lifestyle, contact me.

Lank Banking has made fortunes. Once all the inventory is gone, demand (and prices) will increase over time. If this is the developer’s last parcel, sounds like a good buy! Also, curious- do owners put stepping stones to ocean or wear tabi’s? Lava rock can’t be too kind on your feet.. Or I guess it’s better security 🙂

On another topic, I would be hesitant to invest any capital in a Discovery Land Co. project now. Their main back, Farallon Capital Management is having a very hard time right now (assets down 40% according to the WSJ)…

@Adam… The Maniniowali lots you cite above are not oceanfront, and that is the big difference between those and #18 listed for $4.5M. Regarding their financials, the Kukio resort project is now 100% completely debt-free, and that makes a difference to current investors (and also in developer pricing).

Discovery Land Company is in deep trouble w their Abaco, Bahamas development. Sold 5 lots in the last 5 years…of about 500 lots.

@bigDanny – thanks for the compliment! I believe the least expensive oceanfront lot in Kuki’o is now asking $5.5M, so relevance has changed in the past nine months, admittedly. That being said, there are lots of parcels of land available for sale on the Big Island, and with continued squeezing of available financing on bare land, I see these as continued opportunities to land bank. The good ‘ol fashioned “american way!”
