Kohala Waterfront: Protecting Your Investment Through Good Design
Buying a home in Hawaii is a major financial investment. As such, you want to be sure that your investment is protected. It may not seem readily apparent, but a strong Homeowners or Community Association and its Design Review Committee can go a long way toward protecting your property values. Such is the case with Kohala Waterfront, a small, gated community in North Kohala. This Big Island luxury oceanfront community, home to only 50 lots, overlooks some of the most pristine Class A waters in all of Hawaii.

I’ve written about this community before – it’s truly a hidden gem tucked in along the Kohala Coast. And the developers went to great detail to ensure that every single lot has magnificent ocean views, as well as views of Mauna Kea, Mauna Loa, Hualalai, and Kawaihae Bay.
Every Lot Enjoys Ocean Views
While oceanfront lots in Kohala Waterfront start at $1 million, you can buy ocean view properties like 59-211 Lele Naia Dr. for $689,000 and still have incredible views. That’s because the Design Review Committee has very strict height rules for all properties built within the subdivision. The developers did exacting research and measurements on every single lot to ensure that view planes would be protected.

The natural rolling elevation of the coastline, the layout and design of each property, and the housing footprint per lot all ensure that homeowners will enjoy maximum views and privacy. Unlike some subdivisions where houses are built close together, here in Kohala Waterfront the lots are situated in such a way that you don’t feel as if you are on top of each other as most lots are nearly a half acre.
Why Design Rules Matter
The Kohala Waterfront Community Association (KWCA) has a strong board (that gets along!) and most of its members reside in the community, so they too have a vested interest in maintaining the look and feel of the community.
The Kohala Waterfront Community Association’s design rules ensure every lot in the community has spectacular views
I’m chairman of the Design Review Committee and I can tell you we have strict rules in place when it comes to building within this luxury enclave. Unlike some community associations in other subdivisions, the Kohala Waterfront Community Association enforces its design rules. All homes must be designed by a licensed architect. The contractor and all subcontractors must also be licensed; no owner-builder scenarios are allowed. This ensures that the homes are designed and built to the latest building codes and conform to the design guidelines.

The developers already identified the ideal housing footprint for each lot within Kohala Waterfront, therefore the guesswork of where to build on your lot has been resolved. Sight plane measurements are taken before construction commences for every house lot and are taken again when a house is built to ensure it’s in compliance with the community’s maximum height rules.
In this Kohala Coast luxury subdivision, good design leads to good results in term of home values and resale values!
