Election season can bring a wave of uncertainty, and this year is no exception. With 77% of Americans feeling significant stress from political events (according to the APA), it’s no surprise that this “Election Anxiety” could be influencing major decisions like buying or selling a home. But how is it impacting Kauai’s real estate market?

In today’s update, I break down the latest stats for October 2024:

  • Kauai’s home sales surged by 31.76% year-over-year, with South Shore sales skyrocketing by 66.07% and North Shore not far behind with a 58.33% increase.
  • Lihue, however, saw a 23.33% decline in sales, making it the only area with lower activity.
  • We also explore how October itself showed slight softening trends, including a dip in homes sold and changes in the Sold Price to Original List Price ratio.
  • Kauai’s median home prices jumped 26.64%, from $1,100,000 to $1,393,000. What’s driving this growth despite widespread anxiety?
