Kauai Real Estate Home Sales November 2022 Year To Date
The number of homes that sold dramatically dropped (and I do mean dramatically) but prices are still up. We’re looking at the statistics for November year to date and comparing that to this same time last year. In November 2021, 48 homes had sold on Kauai island-wide, in 2022, it was less than half at 23. And, Yes, things are really that slow around here and it’s even worse for condominiums. The days on market is just about the same. In November of 2021, it was 11 and in 2022 it took an average of 14 days, but the prices are still trending upward, so let’s get to the numbers.
Inventory on Kauai
The number of sales are way down island-wide due to a lack of inventory, I’m not seeing a flood of homes coming on the market. Year to date island-wide we sold 451 homes compared to 678 last year. On the south shore, 138 homes have sold compared to 173 in 2021. North shore has sold 95 homes year to date compared to 191 last year. Lihue has had 39 sales compared to 59 this same time last year.
Median Price
While the number of homes that sold are down island-wide it’s the opposite when it comes to the Median Price, that is up across the board. At the end of November 2022, the median price is $1,150,000 compared to $1,067,500 last year an increase of 7.73%. On the South Shore, the Median Price is now $1,217,500 compared to $1.2 in 2021 which is a 1.46% increase. The North Shore had a huge gain and now their medium price is $2.4 compared to 1.8 last year a 33.33% increase. Lihue is up 17.24% at $925,000 in 2022 and at this same time last year they were at $789,000.
