Aloha from Kauai! It’s the beginning of May and we can look at the first four months of this year to see where the housing market is at compared to this same time last year.
Kauai Home Sales Decreased
Island wide the number of homes that sold decreased -13.93%. 210 home have sold year to date compared to 244 the year before. For the South Shore, there was in increase of 6.45% to 66 homes sold compared to 62 in April of 2021. North Shore had a -32.84% decrease in sales, 45 homes have sold year to date compared to 67 year to date in 2021. Lihue had a very slight 7.69% increase with 14 homes sold in 2022 compared to 13 the year before.
I looked at the days on market for homes in April of 2022 and the average was 9 compared to 13 in April of 2021. At the time of this video there were only 83 homes that are on the market.
Housing Prices Continue to Increase
The run up on housing prices continues. The median price for a home on Kauai at the end of April 2022 is 1.2 million. In 2021 it was 1,043,000 which is a 15.05% increase. On the South Shore the median price is now $1,234,375 compared to 1,174,500 the year before, this is a 5.10 increase. The median price for a home on the North Shore is now 2.2 million compared to 1,649,000 in 2021 a 33.41% increase. The median price for a home in Lihue is 927,500 compared to $700,000 the year before representing a 32.50% increase.
I looked at the original list price and compared that to the sold price. In the month of April 2022, homes sold an average of 99.6% when compared to the original list price, in April of 2021 it was 97.8%
