Kauai Condominium Sales Year to Date November, 2022 vs 2021

The number of sales for condominiums in the month of November was so low I had to double check it. We only sold 19 on the entire island, in November of 2021 we had sold 53 and that is a massive difference. The sold price when compared to the original list price, this means before any price reductions were done, were both 100% for both years. The days on market were about the same, a little less for November of this year it was 11 and last November it was 13.

Year to Date on Kauai

We’re looking at the year to date sales through the month of November and comparing that to last year. The number of sales are down across the board except for Lihue which had a 0.94% increase, basically they sold one more condo than they did the year before. 404 condos have sold year to date island wide compared to 589 the year before. On the South Shore we’ve sold 147 condominiums compared to 188 in 2021. The North Shore has sold 84 condominiums and last year they had sold 156. In Lihue it was about even, 107 this year compared to 106 the year before.

Median Price

The Median Price is up with the exception of the south shore, and if you’ve been watching my videos, you’ll know the south shore numbers are dragged down a bit by the Leasehold Kiahuna Plantation numbers. The condominium median price on the island of Kauai is now $712,500 and last year it was $619,000 which is a 15.11% increase. On the South Shore we’re at $715,000 compared to $757,500 the year before a -5.61% decrease. The North Shore is up 20.61% at $995,000 and the year before it was $825,000. Lihue had a huge gain of 31.06% and are now at $500,000 compared to $381,500 the year before.
