Kauai Condo Market Update | August 2024 vs 2023 Sales & Price Trends

Two constants here for Kauai condominiums: the prices are up, and the sales are down. We’re comparing year-to-date sales for the first eight months of 2024 with the same period in 2023. Despite sales numbers being stubbornly flat, prices continue to climb.

Focusing on just the month of August:

  • Days on Market: The time it takes to sell a condo improved slightly, decreasing from 43 days in August 2023 to 38 days this year.
  • Sales: Although the number of sales dropped from 24 to 21, the sold-to-original list price ratio nudged up from 94.71% in August 2023 to 95.29% this year.
