Kauai Condo Market Update 2023 vs. 2024 Sales Down, Prices Steady
Aloha! 🌺 In this video, I break down Kauai’s condominium market for the first 9 months of 2024, comparing it to 2023. While condo prices are holding steady, the number of sales is down across the island. Let’s take a closer look at the latest trends:
- Island-Wide Condo Sales: Down by -7.59%, from 237 in 2023 to 219 in 2024.
- South Shore: A -18.07% decrease in sales, from 83 to 68 this year.
- North Shore: Sales down by -12%, from 50 last year to 44 in 2024.
- Lihue: Sales fell by -11.76%, from 68 to 60 condos sold.
For September 2024 vs September of 2023 alone:
- Condo sales dropped from 27 to 23.
- Days on Market: Slight increase from 43 to 45 days.
- Sold to List Price: Decreased from 96.19% in 2023 to 92.96% in 2024, still showing minimal price reductions.
Pricing Trends:
- Median Condo Price Island-Wide: Up by 10.01%, reaching $769,000.
- South Shore: A solid 12.56% increase, now at $887,000.
- North Shore: A slight decrease of -3.70%, now at $1,152,500.
- Lihue: A small uptick, with a 1.31% increase to $542,000.
