Big Island’s Kamuela sales still favor the green side over the dry side.
The Big Island town of Kamuela, or Waimea, had 5 home sales last month, and again it was the lower priced “green side” of town that lead in sales numbers. Overall, the prices were still at the low end with 3 sales below $200,000—these were all on the Hilo side of town. The highest sales price was actually for a “wet side” home that had been on the market for 810 days before selling at an even $500,000.

The one dry side sale was for a home on LaeLae street that sold for $402,000 after having gone through foreclosure earlier in the year. This house was a 4 bedroom/3 bathroom, and was about 1,800 sq. ft.
There are currently 79 homes listed for sale in Kamuela. And, there are still some priced under $200,000 and some priced over $1,000,000. There are a healthy 25 homes in escrow at this time—most homes are priced in the $300,000’s and below, but there are a couple in the $600,000’s.
I’ll be back next month to take a look at December sales and a year end review. Should be interesting to see the big picture of the yearly sales.
