On my way to pick up my kids at Waikoloa Elementary School, I realized the neighborhood nearby was changing with piles of dirt and heavy trucks driving around, actively working on the Big Island’s new workforce housing development.
Kamakoa at Waikoloa, a new residential community, is underway with the construction of the model homes. The completion of the model homes is expected in August 2011. This community will provide housing opportunities to Hawaii County residents. The housing site is situated North of and adjacent to Waikoloa Village in South Kohala.
The goal is to provide homes primarily, but not exclusively, for resort and hotel employees, and public sector workers within a 30 mile radius. The Kohala Coast, Kawaihae, Waimea, and Waikoloa Village are the main job locations that will allow workers/buyers to apply for the housing project. Kamakoa at Waikoloa is being developed by Waikoloa Workforce Housing, LLC.
Kamakoa will offer a varied selection of housing (lot sizes ranging from 6,000 sq. ft. to 10,000 sq. ft.) with prices from $250,000 to $325,000. There would be no CC&Rs and no association dues. This community would be separate from Waikoloa Village. It is way too early to tell what type of quality of design and construction this project will present, but I will keep you posted as the first model homes are completed.

Catherine – thank you for reporting on this project. I’m sure there are many homeowners and renters in the Waikoloa area that will want to see what it looks like when the model homes are ready. No CCR’s at all??? Hmmm that is a bit interesting…sounds a bit like the wild west in Waikoloa.

@ Pat – sounds like “deja vu” to me… some of those restrictions (i.e: income, owner-occupant, no CC&R’s, etc.) remind me of an old project called “Paniolo Estates”.

Work is transferring our family to the Big Island next month and this sounds interesting. No CC&R’s is a bit of a worry though for what appears to be a suburb type neighborhood. What is “Paniolo Estates”?
