Recently, I helped two Sellers list their homes with “stay at home” orders in place. Both believed that selling, even now, was in their best interest. So, we discussed strategy and went to work. I can confidently say that our strategy and protocols worked. Both properties are in escrow and moving successfully toward closing.
Were there challenges? Yes, but none that we weren’t able to overcome. With careful attention paid to safety and health first, we hired a professional photographer who was able to shoot fantastic photos using a drone and a 3-D Matterport camera. This allowed prospective buyers to view the home from all angles — three dimensionally with interior floor plans, the exterior front and back yards, plus the whole neighborhood.
With over 10,000 hits a day to our Hawaii Life’s website, the properties received great exposure! Marketing included social media, blogging, e-marketing, and good old fashioned networking.
We received a lot of interest as a result of our varied marketing strategies and techniques. However, we only showed the property to thoroughly vetted Buyers. Social distancing was practiced at a very high level to assure the safety of all. Everyone was respectful and conscientious.
Offers were received and negotiated. Escrow was opened. Inspections were held. Again, only with proper protocols. Masks and gloves were employed. Everyone kept their distance. Everyone understood the need to maintain safe practices for the safety of all concerned.
Both transactions were transacted electronically. Communication was frequent. Every deadline monitored and met. When it came time to sign escrow papers, the escrow officer accommodated us with a drive-by signing in one case, and a home visit by a notary in another case.
It’s amazing how much we can accomplish when everyone works together to assure a successful transaction. Thanks to Hawaii Life’s cutting edge technology and number one search engine, both properties received maximum exposure. Thanks to skilled professionals, and cooperative and sophisticated Buyers and Sellers, we were able to see both properties move toward closing.
Yes, it is possible to list your home even with social distancing. It’s possible to sell it, too!
