1. Choosing a brokerage and agent is a bit like picking a stock. You want one that has potential, that is on its way to the top, and is willing to work and innovate to get to the peak – the bull. The fat cat, blue chip company still produces predictable and comfortable returns, but the up and comer is where you, the client, receive the most value.

2. Anyone can make the phone calls, unlock the doors and turn on the lights, take some photos, and plod through the paperwork. If you’re a seller, you want the firm and the agent who is going to treat your listing like it is the only one they have, not the agent at the conglomerate who treats your listing like it is one of twenty.

3. If you’re a buyer, you want the agent who is working with a handful of clients at a time, who has time to show a property at a moment’s notice when a listing with potential pops up, especially in a market as hot as this one. That’s the agent who calls you within hours of your perfect home coming on the market because she’s being your eyes and ears, not the eyes and ears for hundreds.

4. Achieving the status of Top Producer is an admirable professional milestone for any real estate agent, but choosing a Top Producer may not be in the best interest of the individual client.
