How to Lower Your Property Tax on the Big Island: A Guide for Homeowners
Did you know there are ways to reduce your property tax on the Big Island of Hawaii? The County of Hawai‘i offers several programs and exemptions that can significantly lower your annual tax bill—if you know what to apply for.
If you’re planning to purchase a property here but rent it out for a while before relocating, don’t forget to update your tax class status when you move in.
I personally forgot to change mine and ended up paying a LOT of unnecessary tax for over a couple of years!
1.
Homeowner Exemption
If the property is your primary residence, you may qualify for a significant reduction in your assessed value.
* Under 60 years old: $50,000 exemption
* 60–69 years old: $80,000
* 70–79 years old: $100,000
* 80+ years old: $125,000
Requirements:
* Property must be owner-occupied for at least 200 days per year
* You must file a Hawai‘i State N-11 income tax return
* You can’t claim a homeowner exemption on any other property

Deadlines:
* Apply by June 30, 2025 → Exemption starts January 1, 2026
* Apply by December 31, 2025 → Exemption starts July 1, 2026

Agricultural Use Deduction
Do you use your land for farming or ranching? If so, you may qualify for a Dedicated Agricultural Use assessment to lower your tax rate.
Dedication Deadline:
* Apply between September 4, 2024 – September 2, 2025 → Benefit starts July 1, 2026
