Hi Peter – thanks for sharing, I appreciate it. To me it sounds like Lahaina town is your fit. And I say this as it takes one to know one. I’ve lived either in Puamana or just outside the gates for the past 13 years. It’s a very very special place and honestly there is nothing else like it on Maui (30 acres oceanfront & gated) – Residential area, but downtown offering just a 1/2mile away. Not sure I ever shared/or you’ve read this article I wrote on Puamana a few years back.
From the standpoint of location, uniqueness or value standpoint, I can’t say that anything currently on the market at Puamana is that great right now but for a recon mission, definitely worth the trip (77 degrees and sunny and breezy today). For a 1-bedroom, it’s definitely not a longs hot at $750Kish (just give it some time)
In regards to all of west maui and from the owner occupant experience, Hoonanea at Lahaina is a fantastic town spot and one the best price per sq foot values. However, very different than Puamana.
If you’re willing to go north to Honokowai/Kahana – also has much of your criteria but not Lahaina….check out Hale Royale. Owner occupant/no vacation rental property but with resort style amenities and grounds. 2 bedrooms are rare, but this one just came on the market today. Click Here to View Listings

FYI, i`m familiar with West Maui, but we`ve not been there for about 4 years… here is what we`d be looking for in the neighborhood /area…
local food/grocery stores
library
restaurants
art and entertainment opportunities
walking and biking trails
fish markets
farmers markets
we love our local grocery stores, Trader Joes, Stanford Medical, and vast number of other “habits” we`ve very use to, that said,
I thought i`d see what the Hawaii markets are like, and if there`s a good reason for us fly over and check it out…..
