Hawaii Oceanfront Horse Property – North Shore – Big Island or Oahu
Usually the best way to showcase a larger property is a combination of still photos, aerials, and a virtual tour. I had the idea for a while that in the case of equestrian or horse-friendly real estate, the perfect tour would be on horseback…and I finally had the opportunity to implement my idea for my 26.7-acre listing in Niulii in North Kohala on the Big Island. Iʻll insert the video at the end of the post so you can tell me what you think.
A week later, I had the opportunity to tour three 7- to 8-acre oceanfront lots listed by Hawaii Life on Oahuʻs North Shore…and from them you can see — which means walk or ride to — the Polo Grounds at Dillingham Ranch. I donʻt have a video for those, but thought it was an interesting comparison to my Big Island listing.

Horse-Friendly Vacant Land Beachfront: North Shore Oahu
Three out of four adjacent lots of 7- to 8-acres are still available (as of this writing, one has sold) in this beachfront location on the North Shore of Oahu near the town of Haleiwa. The Big Island property has coastal access, but the shoreline is comprised of steep cliffs (the nearest place to get in the water would be at Keokea Beach park.) The lots of Mokuleʻia front a white sand beach…one of the lots has an estimated 313 feet of frontage!

Land usage and building restrictions are similar between Oʻahu and the Big Island when it comes to agricultural property that also happens to be coastal. There is a conservation zone with building setbacks on the ocean side (for the Oʻahu property, you would want to have some privacy from beach-goers in any case, since you enjoy ownership of acres of land!).

You could build a couple of dwellings plus farm structures such as a barn or riding arena. Or you prefer not to simply keep your ponies at home, you could take advantage of the Equestrian Center at historic Dillingham Ranch, which besides having boarding facilities includes a three-day eventing course, riding arena, dressage rings, and riding trails.
Take your pick: each lot is offered for $5,000,000.

While a buyer in North Kohala on the Big Island wonʻt have the beach in front of their property, or the level of equestrian events offered at Dillingham Ranch nearby, the 26.7-acre listing offered for $3 million has its own barn, arena, round pen and room to ride, plus a managers quarters for humans to live in while you build your new home.
