Itʻs been 18 months since I first toured the conversion of the Hapuna Beach hotelʻs oceanfront suites into condominiums and blogged about it here. Construction on the Hapuna Beach Residences is now complete to the point that the first furnished model was unveiled at a brokerʻs open house this past weekend.

Floorplans and Finishes Complement the Ocean Front Views
Having stayed in the Hapuna Resortʻs oceanfront suites in their previous incarnation, I did not have to be sold on the location and views. What I was curious about when these were still in pre-construction stage was how the floor plans would work given the massive fixed structural elements; and whether the selected finishes would honor the history and age of the building while appealing to contemporary interior design taste.
With deReus as the architect, and Philpotts Interiors on the design, I was pretty certain they would succeed. As it turns out, I think they knocked it out of the park.
Iʻm big on sense of place. Some of the elements I found particularly charming in the Hapuna model home were the use of curved pocket doors on the iconic rounded lanai; coral stone accent walls and Carrera marble in the bathrooms; the mix of sleek finishes, texture, and wood that to my eye reflects the sand, trees, ocean-and even the pool deck visible outside some of the oceanfront residences.
Hapuna Beach Residence Sales and Remaining Options
While still under construction, the Hapuna Beach Residences are already 40% sold out. What remains is a healthy mix of options. There is one studio for sale that was under contract, but the buyers decided to trade up to a larger unit. The largest residence would be a 3,403 square foot home with 4 beds/4 baths and its own plunge pool.
For buyers contemplating a 1031 exchange, important information is that while the first residences will be ready for occupancy in May of this year and the other towers will be later in the summer or fall. The developer can actually accommodate early closings to meet an exchange deadline. Later buildings will be a bit farther from the Westin Hapuna pool, with views down the coast towards Kailua Kona.
