When you work with Buyer’s in this market long enough, you receive a myriad of answers when asking the simple question, “Why did you choose Kauai?” Working in a primarily second home market, the answer usually starts with something along the lines of:
- Because it’s the most beautiful place on earth.
- I can’t handle the traffic.
- Please no more shoveling snow.
But when I dig deeper, the answers range from “a lifelong retirement dream” to “an escape from the mundane” to “better than investing in stocks.” The last one is an age old debate that I will address in a future blog.
Multi-Use Property
The longer I do this though, the more people I find that are in the market for a multi-use property. “Is there a guest house or legal living area for extended family? Is this property potentially income producing? Can you vacation rent the property? Can I live in one unit and long-term rent another?”
While the answers to those questions vary considerably based on our relatively strict Kauai zoning laws, it’s rare to find a property that checks YES to all of the aforementioned boxes. And to find it arguably in the most sought after section in all of the Hawaiian Islands, Hanalei Bay, makes this opportunity a needle in a haystack. (Said haystack is comprised of mountains, waterfalls, rainbows, crescent-shaped bays with white sand beaches and perfect surf…not much hay.)
Hanalei Waterfalls
The description of “Hanalei Waterfalls” says it all: Located in the heart of Hanalei town and set beneath the backdrop of Hihimanu mountain ridge are 2 well-appointed homes (Front home holds an active Vacation Rental license.)
These turn-key, fully detached residences are privately framed with lush tropical landscaping which allow for the feeling of seclusion while still being centrally located just a short stroll away from the beach and town.
The single-story rear house backs up to acres of open green space and has dramatic unobstructed mountain views. Tall vaulted ceilings make for an open feel throughout this 2BD / 2BA modern home with solid wood floors, stainless steel kitchen countertops and clean architectural lines rounding out the mid-century modern vibe. Other features include a cozy free-standing fireplace, an indoor laundry room, outdoor shower and tub, and an Ipe lanai.
The two-story front house is an active vacation rental that features 3BD / 3BA. Two master bedrooms with ensuite bathrooms make up the lower level while the upper level offers large kitchen and dining room, living room, an additional bedroom, and bath. An upstairs Ipe deck provides mountain and waterfall views in a tree house like setting.
With the ability to both reside and have an income producing property, these two “Hanalei Waterfalls” homes have much to offer the discerning buyer. Having Hanalei town and Bay just steps from your front door means you can live, work, and play all without ever having to get in your car (and never ever have to shovel snow if you did).
