When my father and business partner, Tracy Stice, last had this property listed in 2005 when the current sellers bought it (about a year and a half before I got my real estate license), he had me trim a lot of the palm fronds off the coconut trees on the property, so it’s pretty cool to come full circle and now be listing this property with my dad.
This property has come a long way during the current seller’s tenure – they have improved the home and entire property drastically. The Upstairs
There are three bedrooms (one is currently set up as an office) and two full bathrooms on the upper floor. The entire upstairs features bamboo flooring, ceramic tile in the bathrooms, and touches of travertine in the showers as well as gorgeous koa bathroom vanities.
Some of the more distinguishing aspects of the kitchen/dining/living area are certainly the high open beam ceilings, which make the room fill spacious and radiant with natural light, the open nature of the room, and the solid koa wood cabinetry, which the seller masterfully constructed.
I really like the windows above the granite tiled counters and kitchen sink, which allow you to look out into the garden/park like setting that are the grounds of this property. “The Remodel”
As I mentioned at the beginning of the blog, this property has gone through quite through quite the improvement overhaul so calling it a remodel is certainly and understatement. Here is what the owner had to share about this process.
“The remodel has been progressive over the last 6 years. The upstairs: floors, kitchen cabinets, and all interior paint was done right after we moved in. The bathrooms were done 3+ years ago. The Haiku Life
I was born and raised in Haiku and I love sharing my passion for the area. In the property video you will note that we have included some scenic locations around Haiku and the north shore including:windsurfing at Hookipa Beach park which is arguably the best location in the world for this, the bluff overlooking Maliko Bay which is a really awesome spot to watch the huge winter swells coming in and the jet skis launching and heading towards Jaws or SUP and outrigger canoe paddlers heading down the coastline, Haiku School where I attended elementary school, the Haiku Community center where many soccer and baseball games are held at as well as serving host to the annual Haiku Ho’olaule’a and Flower Festival, and the 4th. Marine Division Park aka “Giggle Hill” park off Kokomo Rd. which was one of my favorite places to go play with my friends back in the day.
Haiku is still very much a small country town but it has changed a lot since I was a kid,I would say overall probably for the best. The Haiku Town Center (also shown in the video) has gone through quite the overhaul. Upcountry Fitness is a fantastic place to work out, there is the Haiku Grocery store which has basically all of the necessities, Fukashima store is still always a good pit stop for a “Fuki Dog” or their famous chow fun, and I love Colleens as a great sit down location for a meal.
The Value
The Hawaii Life value score grades 164 Ulumalu Rd. as a 91 out of a possible 100 points – anything above a 90 I consider to be a pretty strong buy, but I contend that the value of this property in today’s market is higher than this algorithmic score would indicate.
Why? One of the most elementary economic principles, supply and demand. The Haiku real estate market, just like many others in Maui and the state of Hawaii, are experiencing heavily diminished supply levels as inventory is being absorbed very quickly and international and domestic demand remains very strong, especially for well priced and well conditioned properties such as this.
This past Saturday, I held a 3 hour open house and I had 14 different parties in and around the property during this time frame – it was a bit of a mad house to keep up with all of this as many potential buyers expressed great interest in this property – market activity dictates value and I believe that the market will bring us an offer or offers soon. We did finally sell this great home to a local family who own a business in Kahului with 2 young children. The sales price was $690,000 which represented 99% of the asking sales price. The sellers are now off to Arizona to find a winter home and then build a summer home on their property in Alaska.
