Waikoloa Village Offers a Great Variety of Homes For Sale

Yesterday morning, it was difficult to explain to my French peers that I could see snow from my kitchen window…yes, right here on the Big Island of Hawaii, in the heart of Waikoloa Village.

The mountain of the Mauna Kea was shiny with its beautiful cap of snow due to the storm we had overnight. That’s the beauty of Waikoloa Village. On one side of my house I could enjoy the breathtaking view of the “white mountain,” and on the other side I could see the blue Pacific Ocean. Waikoloa Village is a community with lots to offer and only 15 minutes away from the Kohala Coast.

The real estate market is definitely picking up in my neck of woods. The 1^st quarter of 2011 is looking good with 24 homes sold (from $182,500 to $695,000) compared to last year with only 14 homes sold (from $262,500 to $518,000).

Buyers are currently dealing with an inventory of 48 homes for sale, all different from one another, some with views, some are 2 stories:

• 18% of these homes are listed in the $200,000 range (most of them are distressed properties) such as this one with an “A” frame cottage-style (MLS# 239972).
• 37% of these homes are offered in the $300,000 range…no doubt, you would appreciate the value of this one with such privacy in a cul-de-sac (MLS# 242739).
• 24% are in the $400,000 range. Check this property with a larger lot (MLS# 242578).
• 21% are listed in the $500,000 or plus. This over-sized home has even guest quarters for your mainland visitors (MLS# 243008).

I recently had clients in the car and one of them was describing the village as follows:
