Waikoloa Village is located just a few minutes above the beaches of the Kohala Coast.
This slight elevation gives ocean views to Waikoloa Village condos that many higher priced resort condos lack. Waikoloa Village is often known for having many nice entry level condos, but Waikoloa Village’s top condos usually have similar interior finishes as the resort condos, and most have the same tropical landscaping and pools.
The Village HOA fees usually run less than those of the resorts and a few of the Waikoloa Villages condos allow pets, where most of the resort condos do not allow pets. These two factors can be important points for some condo buyers.
So, here is a look at the top-of-the-line condos in Waikoloa Village:
Waikoloa Fairways A 306 (MLS# 238763) comes with golf course, ocean, Maui, and sunset views…nice!
Starting at number 5 is one of my all time favorite condo properties—the A building at Waikoloa Fairways #A 306, listed at $395,000. The A building sits over the 3rd hole on Waikoloa’s golf course giving these units the premier views in the complex—golf course, ocean, and sunset. The condos have two master suites with a half bathroom and a large lanai to enjoy the views.
Waikoloa Fairways A-308 (MLS# 237816) has been used as a vacation rental and comes turnkey
#4 on the list is Waikoloa Fairways A-308 listed at $399,900, and for that price, you get the unit furnished. This condo has new appliances and new wood floors. Use this as your own unit, or continue it as a vacation rental; short term rentals are allowed in this complex.
The Point at Waikola’s unit (MLS# 242549), the Village’s newest complex, comes with a garage and parking stall
Coming in at #3 is #24 at The Pointe at Waikoloa and it is listed at $399,900. While this unit lacks the ocean view, it is large at 1,680 sq. ft. with tile floors, granite counters, upgraded appliances, and a large loft. Located just across from the golf course, this gated complex has reasonable monthly HOA’s for this unit at $628 a month.
It’s all about the view from Waikoloa Fairways A309 (MLS# 230631)
For # 2, I go back to the Fairways—to A309, listed at $419,000. This unit has awesome views over the 3rd hole to the ocean. The kitchen has been remodeled and has new granite counters along with laminate floors and window treatments in the condo.
The lanais in this building have great views and are blocked from the winds due to their location, so it is very enjoyable to spend hours watching the golfers and the sunsets.
The penthouse unit at Paniolo Gardens A-300 (MLS# 245848) has views in every direction
And #1, the most expensive condo for sale in Waikoloa Village, is a penthouse unit, Paniolo Gardens A-300, listed at $495,000. Realtors will recognize the owner of this unit, Putman Clark, as the the owner and developer of this complex, and owner of the listing office Clark Realty.
This 3 bedroom, 3 bathroom condo is larger than most Waikoloa homes at 2,076 sq. ft. with a view to be seen from every window. Granite counters in kitchen and bathrooms, ceramic tile, and 9 foot ceilings are some the features you’ll find here. Oh, and this is one of Waikoloa’s pet friendly condos…at this spacious size you should have plenty of room for most any dog to enjoy the views along with you.

Pat, a truer comment has never been made regarding the advantages of purchasing a condo in Waikoloa Village. It’s a quick drive to the beach, it’s walking distance to the golf clubhouse and clubhouse resturant, it’s walking distance to a community pool and tennis courts and it’s walking distance to the shopping center which means, market, bank, Dr’s office, hair salon, post office. What else can you ask for in this day and age when gas is so expensive. You can actually walk to these places from all the condos you speak about. Maintenance fees in general are less and yes, many of these condos have comparable finished to resort condos but also you get a sense of community in Waikoloa Village. When looking to buy a condo, this is a great place to start looking.
