Ewa Beach, located on the West side of Oahu, is notorious for being hot and having bad traffic…but if you can get past these 2 factors and you want to buy a house, you may want to focus in on this city. The reality is this is where a lot of first-time buyers end up purchasing, because you do get great value for your hard-earned dollar here. In fact, many military members buy here as well, knowing that they are likely to PCS in 3 years and their BAH will typically cover their mortgage here.
What’s So Appealing About Ewa Beach?
Townhomes in Ewa can start in the low $200,000’s for a 2-bedroom unit with 2 parking spaces. One-bedroom units have been priced even lower. To give you a frame of reference, the average cost of a townhome on the island is roughly around $350,000. A single-family home in Ewa could be priced in the high $300,000’s or low $400,000’s.
Many of these properties are less than 20 years old, relatively young compared to the homes in most other neighborhoods. This appeals to many buyers relocating from other parts of the country because the style of home is similar to what they’re used to (vs. a plantation style home) and these properties typically don’t require as much maintenance as an older home. Also, many people coming from bigger cities are used to driving long distances for work, so they buy in Ewa because they can get more house for their money.
As far as the community of Ewa, there used to be only 1 way in and out of the area; however, due to the growth of the neighboring Kapolei as Oahu’s “second city”, the State has added a lot of infrastructure to manage traffic flow. Therefore Ewa has benefitted from those added roads as well as businesses. Ewa also recently got a much-needed shopping center, Laulani Village, that features Safeway, Petco, CityMill, Walgreens, and several dining options…but what’s most exciting for Hawaii Life is that this is where our new office will be opening soon!
Real Estate Developments
As far as real estate development, there continues to be more homes being offered, although amazingly it still doesn’t keep up with the demand. Ewa Gentry’s Sandalwood community is progressing, but its latest ParkSide development is getting much interest due to their lower priced entry homes. ParkSide homes are sold on a monthly lottery system, and every month there are tons more buyers than homes for sale.

Another developer Haseko (builder of Ocean Pointe) continues to build their high-end homes with Hoakalei Residences: Ka Makana, Koapapa, and Kipuka. The Hoakalei community is slated for some major changes in the future, with plans of a Boardwalk, hotel(s), and retail businesses near the newly opened Wai Kai Lagoon. D.R. Horton also hopes to begin construction on a new development project in 2016 called Ho’opili.
